5.Tenant must read and agree to building's by-laws and
regulations.
6.Tenant is responsible for all move-in & move-out related
rules & fees required by the syndicate.
7.Quebec Lease will be in English.
8.Only tenants who are listed on the promise to lease and
the lease agreement are allowed to reside within the
premise. Any unauthorized residents would be considered a
breach of the lease.
During the Lease:
9.No Pets
10.Tenant shall not, and shall not permit anyone to, use,
grow, smoke or vape tobacco, cannabis, or any other illegal
substance in any in.
11.Tenant will be responsible for paying any penalty due to
their failure to comply with the bylaws
and declaration of co-ownership.
12.Tenant will also be responsible for paying any fees due
to the loss of any keys or magnetic key.
13.Tenant is not allowed to sub-lease or lease transfer
without written permission from the Landlord.
End of Lease:
14.At the end of the term rented, the unit must be returned
in the same condition as when rented
this includes all inclusions of the unit, as well as the
general condition of the unit.
15.If at the end of the term the lease is not renewed, the
tenant MUST honor ALL visit requests for all prospective
tenants, for which 24-48 hours notice will be given. The
same applies to visits from prospective buyers in case the
condo goes for sale during the term leased.
